Apartment service manager and technician needed Published Jan. 24, 2012 Employer Partnership of the Armed Services ATLANTA -- A management company responsible for the care and maintenance of several apartment and community complex units in the Metro-Atlanta area is in need of a qualified service manager and service technician. Service technician responsibilities include: - Inform service manager of low stock items or unavailable parts and supplies - Assume emergency on-call duty - Report any needed repairs or unsafe conditions to the service manager - Inspect move-outs and update move-in dates daily - Attend all instructional classes conducted by the service manager Requirements: * High school diploma * EPA certification for HVAC service calls * CPO certification * Minimum of six months in the maintenance field * Strong communication and customer service skills * Ability to read and write in English * Ability to display balance/equilibrium at heights above five feet and lift 50 pounds * Must own required tools * Possess reliable transportation and valid driver's license * Ability to pass a criminal background check and drug screen * Working knowledge of general property operations, HVAC, safety, plumbing, electrical, appliance repair and fireplaces essential Service manager responsibilities include ALL of the above for service technician and: - Ability to communicate company philosophy, standards and expectations to associates and any changes to policies and procedures - Establish on-call schedules for maintenance staff, giving consideration to holidays, weekends and vacation schedules - Keep the Community Manager informed of the status of all maintenance problems and offer solutions - Maintain accurate and adequate inventory in shop tools and supplies - Schedule, inspect and approve all contract work to ensure compliance with company policy - Assure all contractors' insurance is in accordance with management policy and that the three bid process was used - Ensure compliance with the approved budget when making purchases and/or obtaining bids - Assist in the development and provide training, leadership, guidance and positive reinforcement for the maintenance staff Requirements * High school diploma with at least 1 year supervisory experience of at least two people * Two to three years prior property management maintenance experience or related field; vocational/technical school and/or college considered a plus * Must be HVAC certified * Good communication and reading skills along with excellent organizational, leadership and customer service/satisfaction philosophy skills essential * Become certified as a Service Manager through the in-house training program * Ability to lift 50+ pounds * Own required tools, telephone at home, reliable transportation and valid driver's license * Familiarity with the OSHA, EPA, NIOSH and DOT guidelines * Extensive experience with boilers and chillers * Knowledge of electrical, plumbing, carpentry, lock key, swimming pool and spa management, boilers and chillers, budget control and projection, interview and hiring, inventory control/purchasing, preventative maintenance control, renovations, developing job safety and health standards and Personal Protective Equipment Programs (PPEs) THESE POSITIONS CAN BE A LONG TERM CAREERS FOR QUALIFIED PERSONNEL This is the procedure must be followed when applying for the positions: 1.
